What Not to Love about Buyer "Love Letters"

It’s a really competitive market right now for buyers, so agents are using every resource to give their clients an advantage. One of these is the “love letter” that buyers often provide with an offer. I’ve received them while representing sellers and they can be very compelling, with a nicely written background of the buyer and sometimes even photos. But these letters can open agents and their clients up to potential discriminatory practices in violation of Fair Housing Law. Can you choose one buyer over another because you “like” them better? Sure, as long as that decision isn’t based on their race, color, religion, sex, national origin, familial status, or disability. And many times love letters contain a lot of this information.
